where do i stand?

right.. new here so hi everyone! Need some advise on a matter.
took on a house and was told that it was a 12month agreement but would be renewed at 6months (as a standard practice by the estate agent) They were fully aware we would not take the property if it wasn't a 12month term minimum. 6 months has arrived and now apparently the Owner may want to sell the house. So WE signed our agreement and handed it in as we want to stay... but now waiting on the outcome. The new agreement should have started on the 1st but we havent heard anything.
Where do we stand, they only mentioned this to us at 7pm friday!! i know there will be the section 21 notice for a 2month notice if it goes ahead.. but still not had it yet?
We agreed on viewing the property and before signing the contracts that it would be a 12 agreement so is this legally binding??
We have bought new carpets and decorated also bought furniture ect ect ect... list is endless all on the fact that it was going to be 12 months....
Any help advice would be great .. thanks in advance

If you wanted a 12 month fixed term agreement, without any doubt, then that is what you should have insisted upon, in writing.

You expressed what you wanted, in words, and the Agent has told you what you want to hear - probably verbally too - and now you have found out it means nothing, it carries no weight at all. It's true. Yet, you are 100% correct that you must be served with a Section 21 that would give you at least 2 months notice... if you've not received that yet, then the counter has not started.

The list of improvements you have made is neither here nor there - that is a sign of your own gullibility I'm afraid - if they are genuinely improvements then the owner might be happy for you to leave them in-place... but if the owner disagrees that they actually are improvements then you will be liable for returning the property into the state that you rented it in. If that means putting back carpets and repainting then it will mean that - unless you have, written, agreement to the contrary.

If you have a fixed term contract for 12 months, you can stay there for 12 months.   What was the fixed term on the contract you signed.  That is what counts, not what was spoken.
