Tenants own washing machine – Who pays for it to be fitted?

Our new tenant has purchased his own new washing machine (we don't supply) , and when they delivered it , apparently the fitting (house) has been capped so needs a plumber , who is responsible for paying for this ? Estate agent says us , but I'm so sure and wanted to ask if anyone new and / or could point me to where I might locate this information?

It does make you wonder who capped the fitting n the first place, and how, and why. I take it these aren't the first tenants you've rented the property to?

If you advertised the property as having fittings for a washing machine, then the cost falls on you but, to be honest, I'd do it anyway. If it's just a matter of removing a 3/4" stop end or fitting a new self-cutting tap then it's a five minute job that costs buttons anyway. If it's more involved than that, do you really want your tenants bodging it and flooding the place?

I would do it, as Landlord. Trying to avoid this seems like extreme penny-pinching at the expense of goodwill and a sound working relationship. It doesn't really matter what The Law says on things like this - it's about being pragmatic. My view is that by talking to your Letting Agent and doing some research, then writing this thread on a forum - you have already wasted more of your time (and that of others, sorry) than it would cost to just bite the bullet and get this done.

Some people call this having principles... I call it someone who has taken a position and will do, literally, anything to be proven right.

If there are any changes to the services in a house I would want to be involved to make sure they were done properly anyway.  I dont really understand why you wouldn't want to do this.  Surely your next tenant might want to plug a washing machine in too ?
