I have a tenant who walked into an understairs cupboard, that part of the floor is woodchip and her foot went through.  She fell and hurt her back.  She was signed off work for 2 weeks, tried to go back today and thinks it's too early and is going to Drs for another sick note.  She says if she doesn't work she doesn't get paid and will struggle to pay her rent. I think she has funding support from the government to cover her rent as a single mum of two working under 16 hours.  I've arranged for a builder to repair the damage and asked about her welfare but not at all commented on her hints at not being able to pay the rent.  Any advice out there whether I should suggest to her to go the legal route and claim through my landlord insurance?  Or offer to waive her rent - but I'm concerned offering any discount of rent is accepting liability.  She's taking her children out of school at the end of the month and has paid the fine to go abroad.  Financially I don't think she struggles - I've not put her rent up for the last 10 years.

Personally I would keep schtum and leave it to her to speak up.It does not sound too serious if she still intends taking a holiday, you did not have reason to know about the floor and accidents will happen. If she has been there on low rent for 10 years I would be surprised if she wants to sour things. If Mr Trouble wants to find you,he knows where you live.
