Permission in writing for dogs

I am letting for the first time and believe the tenant to be a clean and tidy professional who is well know to me.

My original AST states that no animals are to be allowed at the property, without written permission of the landlord.

He has two dogs and I am happy to allow him to have at the Property but want to carefully word a letter of permission stating he can have them there as long as they dont trash the place or make the place smell (etc, if you get my drift)

Can anyone give me any examples of how I should phrase this.  How formal should it be, what do I need say and what shouldnt I say.

Recently I had a similar situation and I kept it very simple indeed... in my AST I have a clause like this "Not to permit any animals on or in the Property without the Landlord's written consent. Such consent, if granted, can be revoked at will by the Landlord." and I appended to that "Addendum: Agreement for 1 dog obtained from the Landlord on XX XXX 2014."

I also asked for slightly more deposit.

P.S. - letting to people you already know would worry me a tad (possibly). I'm not sure what relationship you have here... but not renting to friends or family is known as Landlording 101.

This is what I use.

Term of Agreement 12 Months 
Name/Age/Type/Breed of Pets   
   
Number of Pet(s)  Permitted 2 Dogs
At the request of the Guarantor THIS PET AGREEMENT is made between the Landlord and Tenant(s) named above hereby permits the Tenant(s) to keep at the premises the domestic pet or pets mentioned above during the tenancy, subject to the following:
1. The Tenant(s) will keep the pet(s) inside the property at all times except (in the case of a dog) for the purposes of regular exercise and toileting, when at all times the pet shall be accompanied by the tenant(s) or a responsible adult authorised by the tenant(s).
2. If any pet is a dog the Tenant(s) will exercise the pet(s) off the property and all fouling/droppings shall be immediately removed and cleaned away.
3. The Tenant(s) will comply with all local rules and bye-laws relating to the keeping of pets and the avoidance of neighbour nuisance.
4. The tenant(s) shall take all reasonable measures to avoid pet odours and smells within the property.
5. The Tenant(s) will tag and identify (if that is possible for that kind of pet) and regularly medically check the pet(s) and keep the pet(s) free of fleas, wormed and injected as is required by a qualified vet.
6. It is agreed that any damage caused to the property or the contents resulting from keeping the pet(s) shall be fully the responsibility of the tenant(s).  The landlord (at his sole discretion) may require the cost of replacement rather than repair.
7. It is agreed that upon vacating the property the tenant(s) shall carry out or cause to be carried out all reasonable pest control measures/treatments/replacements within the property including precautionary measures to eradicate infestations.
8. The tenant(s) shall fully indemnify the landlord against any legal claims (including all costs) from third parties for damages, nuisance or injuries directly or indirectly caused by the pet(s).
9. Where the landlord so requires the tenant(s) shall pay to the landlord an additional deposit amount and/or provide annually evidence of a suitable pet insurance policy.  Amount of additional deposit to be paid and protected £NIL.
10. Should the landlord (in his sole discretion) determine that the pet or pets in question  cause unacceptable levels of damage, noise or nuisance problems, then the tenant shall remove the animal within 14 days.
11. The Guarantor guarantees to the Landlord that the Tenant(s) shall observe and perform the tenant covenants of this pet agreement and that if the Tenant fails to observe or perform any of the tenant covenants, the Guarantor shall observe and perform them.
12. The Guarantor covenants with the Landlord as a separate and independent primary obligation to indemnify the Landlord against any failure by the Tenant to observe or perform any of the tenant covenants of this agreement.
This agreement has been entered into on the date stated at the beginning of it.
