Hi All

Another question if anybody could help me?  I have an existing tenant who has recently moved into a property, and she has now requested that her partner, who is being displaced from his property due to refubishment, is allowed to live with her now in my property, as she is not sure he will be able to go back to his original property? but does not want him named on the lease?  Never had this one before anybody got any advice?  Thanks Helen

Hi Helen,

If you don't have a problem with him moving into the property, then there's nothing to be concerned about, you don't have to do anything. All occupants over 18 don't actually have to be on the contract. It just means the original tenant will continue to take sole responsibility.

Thank you. Just concerned if the relationship breaks down and she leaves then he could become a squatter and refuse to move out and also there is no protection if any damage is done to the property by him. She is only a very new tenant so have no history with her that's all she is only 3 weeks into her tenancy so alarm bells start to ring!!!!! Helen

Yes I had wondered about this case too.

You let to a single tenant
at some point they invite someone to live with them
their lease ends normally and they move out, but the other person stays put.

How long winded is the process to get a squatter out in these circumstances ?

Why would a normal person become a squatter?

I have had it a couple of times this happening, and once with the tenants son. All that happens when the first tenant moves out, the one that remains gets a new tenancy in there name.

It's a bonus if you ask me!
