Hello,

I signed with an agency for 2 years fix term, 12 month break clause. As a self employed I have to pay 6 months in advance, and turns out I will have to leave the country due to some operations I will soon be having back in my home country. Therefore I am trying to relocate as soon as possible, but I am only 3 months into my tenancy. I want to surrender after the 6 months I already paid for, but am afraid of the fees. Needles to say my financial situation has changed due to the current state of affairs and the relocation will be costly, so I can not afford to pay the remaining 6 months until the break clause.
I am wondering what would happen if at the end of the paid rent I surrender the tenancy immediately and leave? I will forfeit the deposit of course (5 weeks rent) but what can happen? They take me to international court? Is it worth it? My rent is around 1100 pcm.

It is very unlikely that your landlord will pursue you overseas.I do feel sorry for him though,you must have had some idea about the medical issues and the effects of Covid,just 3 months ago,so why did you sign up for 2 years? Contact the landlord at once and at least give him the opportunity to re-market the place.
