So, I have just vacated a property I have lived in for 14 months, the tenancy was direct with the landlord.
The dispute - the flat was part furnished (stuff that other tenants had left not that the landlord had purchased) including one two-seat cream sofa with wheels on the bottom (you rolled across the floor when you sat on it)
I asked if I could get rid of it, to put my own sofas in on the agreement I would replace it with a similar one on vacating. No written agreement, no itemised list of items that were in the house and no specifications as to a particular sofa.
So today I have vacated, cleaned the premises and had a cream two seater sofa delivered to replace it.

I sent my landlord pictures to confirm this, in return she text me telling me to "get the sofa out of the flat, I've put better on the tip"  I rang her to discuss this and she said "I'm too upset to talk to you right now just get it removed"
I will remove it as requested, but I will not be able to do it quickly as I have work

Background information - I have been a good tenant, paid the rent on time, when I first moved in I had no oven for two weeks as the element had broke it took them two weeks to repair it, when the tap broke we fixed it to save them the hassle, last week when they had a viewing we cleaned everything and stayed in waiting for them (as they don't have a key) and they cancelled on us 20 mins before the viewing (1pm on a Saturday) my partner gave up overtime to wait in. Oh, and my deposit was never protected via the scheme

My question to you is- is she being unreasonable? Or am I in the wrong? Personally I think the sofa is absolutely fine and the same standard as the one that was left in the flat originally

Your Deposit wasn't protected, you say?

Yes,forget the sofa.If the sofa upset her,she is soon going to have something to really worry about! You presumably know your rights regarding unprotected deposit? Go for it.
