The letting agency i rent from Guildhall Lettings. Made about 16 requests for access in 2019. All granted and kept by me. It dominated my year. Covid 19 was wonderful and gave me safety from them. Now its started again. They rang me for a house inspection. And have cancelled twice. I've now been tidying up for around three weeks. And the new re scheduling is on Monday the 9th of May. I havn't had any social outings for three weeks. As eg dust collects on surfaces in a few hours. Its like being tortured by them.

Please could you answer the following:

1. What were the 16 access requests for that were granted by you in 2019?

2. How many were for inspections?

3. What were the others for?

4. Why have you been "tidying up for around three weeks" - an inspection is not about general tidiness; it's your home while you are renting it - you can live in it as you see fit. Provided you are not causing damage to the property, then you have nothing to worry about.

"I havn't had any social outings for three weeks. As eg dust collects on surfaces in a few hours." This is a ludicrous statement. The dust (even if it does collects so quickly) is not relevant to the inspection.

"Its like being tortured by them."  Actually, you appear to be torturing yourself.

I Googled the Trustpilot reviews for your agency.Someone called Kevin has just reviewed them with very similar complaints.Reading between the lines I can easily  see why the agency and neighbours might have a problem with this person. A different type of accomodation  could be worth  looking into for the benefit of all concerned.

An Inspection is not about personal tidiness... or about how you live. Or it's certainly not supposed to be.

If you accept this, maybe you can relax? If you go ahead with an Inspection and there is some dust hanging around... or some things are out of place... and the person doing the Inspection tries to pull you up on it, then come back here.
