My rights

Hello All,

I am currently renting a flat with my partner. When we first moved in we signed a six month contract, this was a year ago and haven't had one since then.

We have had multiple issues with the property; from having our cooker replaced/fixed 4 times since living in the property. The boiler being "at risk". Our bathroom sink taps not getting hot water unless being left on for over 10 minutes, the bath tap not getting hot water at all only "luke warm" water. Our radiators in the bathroom leaking and our main window in the living room leaking puddles of water when it rains.

We have also been complaining about our upstairs neighbours for 8 months and having issues with them, to the extent of the police getting involved and it being put on record that the male tenant was "aggressive."

Basically we no longer want to live here as it isn't "home" anymore and we'd rather not come home at all if we can. Our landlord and property agents have done nothing about our complaints or problems and it gets to us chasing them every week for the past 3 months for answers to when things are getting fixed etc.

I want to know what my rights are now and if the notice period still applies, they've stated we need to give them a months notice and have "missed" that period this month and would have to wait until the 7th of next month before we could give notice again, even though we haven't signed a recent contract or a contract for time living there for the last six months (even after us chasing and asking). To me it sounds like they're trying to get another months rent out of us but I the law and right as we'd need to be able to rent again in the future.

A months notice is a months notice.

You don's need to wait to the date of the agreement, although they like you too.
