Hi
my Grandson and partner have been renting there flat for over one year ,its now on a rolling contract
the landlord now wants to sell but wants grandson and partner to stay, but he has said they will have to
sign a new AST for 6 months with who ever buys the flat , they do not want to sign new 6 month contract as they are saving hard
to buy there own place ,  they are happy that they can give one months notice  when they have the deposit ready which will be soon
they are up to date with all payments and intend to keep it that way , they have no intention of doing a runner but want to keep the
flexibility of been able to give one months notice

so questions are;
can they just refuse to sign and stay where they are  under the old rolling contract
what notice would old landlord have to give them
what notice would new landlord have to give if as they say , they refuse a new 6 months AST

Yes, they are under no obligation whatsoever to sign a new AST. Any Landlord (old or new) would need to give at least 2 months notice as the fact they're on a SPT doesn't change.

thank you hippogriff  you confirmed what i believe

 up date , grandson gave  landlord one months notice 30th Aug. when he paid rent for September landlord has thanked him
for being such a good tenant and said that if he wishes to move out before end of September he would reimburse grandson part of the  rent

I don't know the landlord (in Exeter)  but in case he/she reads this  10/10  for being fair/honest   

grandson & partner moving in with family so as to save more money, faster for deposit of  own home
