finding a house to rent without an agent

Hi, I am desperately trying to find somewhere to rent near Bristol. I spent 4 months looking before i found on that would accept dogs. however the agent said my father was no good as a guarantor as he doesn't earn enough. the only other family i have is my 23 yr old son.

I am moving to go to a new job and at the moment its looking like myself and my 2 young sons are going to have to commute 100 mile round trip 4 days a week.

I have phoned everyone i can think of from shelter to the south Gloucester council. and no-one seems to be able to help me.

I have been a tenant in my current property for 20 years, which i would think would make me reliable. I am now employed and self employed but do still get some tax credits.

i would be perfectly happy in a mobile home, run down cottage ( am very handy with the DIY) or anything really.

any advice would be gratefully received

Seeing as you have been looking for so long previously, I can only assume that you are already pretty expert at using Gumtree and local papers? That's usually [a few of] the way to get direct to a Landlord, as opposed to an Agent.

I believe Guarantors are often assessed on earnings and assets.

Failing all that... have you considered low-cost B&B to allow you to get settled down and complete the search more thoroughly? When I once wanted a B&B for a stretch of time, I was able to negotiate a good discount per night (some years ago, though).

i went up there on Wednesday, stayed in our camper in a local caravan park, and on Thursday i got a couple of local newspapers but there was nothing in them, all the rental section was agents.

I cant go to a B&B as i have the dogs, one is 9 yrs and cant be re-homed, the other belongs to my 7 yr old who has learning difficulties. :(
