SMF - Just Installed!

Looking for help with possibly lying landlord.

Hi, we lived in current house for two years and it's like everything here was patched up and keeps breaking. We lease through Estate agency who communicate with our landlords and the landlords are responsible for any fixes. (which are usually the cheapest possible options)
They fixed THE BIG THINS(like changed the oven and fixed outside wall) but despite multiple promises are unwilling to fix almost anything else. It's a whole story.
After two years we requested that inspections to be carried out every year instead of every 6 months - they don't want to provide the insurance document that apparently says it needs to be done every 6 months
we've been asked to replace one part of the carpet even though it's in similar state that it was when we moved in (dirty and old) but my cat did claw it a bit. (no holes just a few threads out )
we asked for the age of carpets  - landlords say 3 years but they look like 90s carpets.
we asked for blown windows to be replaced (all five panes in the bedroom) they verbally promised 2 years ago and they are still blown.
And lets not forget that they inherited this house but told the agency they are paying mortgage for it.

And for some reason agency just trusts everything landlords say? no receipts no nothing?
Is that right? We, as tenants, have to have everything on paper but landlords can say whatever they want and be believed?

We like this house and would struggle with moving as I believe getting the deposit back will be a story on it's own.

There are multiple other issues including being told "fix the wallpaper (our cat ripped it) but anything you find underneath is your responsibility."
we are afraid to touch anything ourselves just in case something breaks, fixes happen before they are planning to raise the rent and then break again... it's a constant fight and its tiring.

It' s hard to comment because you don' t give details of the sort of repairs you have requested, other than the windows. Are they petty annoyances that you could maybe sort out yourself, or do they come under the heading of landlord duties?
 
I don't think they are obliged to show you receipts,unless they are demanding reimbursement. They may well have remortgaged the house, but in any case I am not sure why this has anything to do with your tenancy?

It all comes down to whether the rent is fair for the type of condition it is in.If it is really not fit to live in then you should obviously move. What makes you think the deposit will be a problem?
