Am I a total slob? Not only have I never asked tenants to steam clean walls and ceiling,but I have never done that to my own house.Surely if they are looking grimy it's time to repaint? I am  gobsmacked at the greediness of some landlords regarding deposits. I have rarely made deductions,only for very bad dirtiness and damage,or rent arrears.With hindsight I should have been tougher,but some of the cases we read about on here are so petty,I would be embarassed to haggle over such things.

You should not have been tougher. You're fine just the way you are. You can look yourself in the eye, knowing you're not an opportunistic money-grabber. Even if I did not have time for a particular Tenant, even if everything they did rubbed me up the wrong way, I would like to think that I would show some serious leeway when they were leaving after seven years of paying me rent. I think what we all reckon is happening here is the Landlord appears kinda "hands-off" and he's hoping for a quick-win from someone who he hopes doesn't care enough to fight.

Do these landlords think the tenants will be treating themselves to some new shoes or a mini-break when they get the deposit back? Having been in that situation,scraping together the money for the next deposit,while the other was still being held,was very hard and took a long time.For many tenants their budget depends on getting that cash back asap.I have also been on the other side,left very badly out of pocket even after keeping the deposit,but that's no excuse for ripping off decent people who have made all reasonable efforts to keep the place in good nick.   

Cleaning all good, after we supplied our full check out inventory with after cleaning photos in detail.

I think the landlord is fine because he's realised our check out inventory is much more detailed than his and actually has photographs!

I guess we know why the schemes were implemented, I try to to not label all landlords with the same brush as I am aware there is good one's out there, but sadly some will chase every penny.
