hi
is it normal practice for a 3rd party inventory company doing a check out to return to the property on three occasions?

i received my copy of inventory on nov 29th as started dispute on dec 7

however on 11 dec they called me to state they had been back to redo some pics

now the updated check out inventory has three dates on it, nov 29th nov 30th and dec 12th

it has bought up: broken glass not seen on check out done on nov 29th / chip in bath not seen on nov 29th.

i am quite dismayed..

would ADR  not be curious why this was done when landlord / agent had keys on nov 29th?

it feel likes a conspiracy against us.

Start with simple facts...

Have you departed the property? I think you have...

If you have then there will be no proof that the damage being identified after your departure is down to you.

If you are still in the property (it's not totally clear from your entry) then the damage either exists or it doesn't. You can't be dismayed at its existence. If you did the damage, and are still resident, then you are liable.

If the damage is identified post tenancy end, it could have been done any old how. The onus of proof would be on the Landlord.

A Check-Out is really a one-time thing.

sorry yes - left 27/11/17 and requested on 3 occasions to be invited to attend the check out -i called, i emailed n i verbally asked as i dropped off keys -  the agent didnt carry it out due to workload n bought in another 3rd party, who having spoken to them, advised me, they had no idea of my request

Strictly-speaking if you left the property on 27 Nov and had no access to it, but other people did, and the Check-Out was conducted on 29 Nov there's nothing that can be pinned on you... unless you admitted it.

Anyone could've gone in during those days and done... anything. If there was a big dump of faeces on the living room floor would they try to accuse you of it? DNA my friend, DNA! I bet you didn't do it... you don't seem the type. Some would. Not you.
