Hiya guys,

Really big dilemma at the moment was hoping someone could help me please.

So I am a single mother in part time work.

Living at my parents at the moment but things are getting tight and would like some space for me and my boy.

Previously rented and had a guarantor that I can not use now. But good references are available.

Had to move home  nearly a year ago to support a family member.

Anyways I have no guarantor now, there is absolutely no one I can ask.

Does anyone know of any charities or organisations I can get a grant from?
Any info would be 100% appreciated.

Some landlords will accept you without a guarantor, although many will not.

I take it that your parents cannot be your guarantors for whatever reason?  I have had several tenants whose guarantors have been their parents, but I appreciate that it may not be everyone's cup of tea to do it that way.

Have you checked whether or not you may qualify for some housing benefit or other sort of help?  It depends on the level of your income whether you qualify I think.  I recently had a tenant who was made redundant from his job mid way through his tenancy contract.  I agreed to accept housing benefit from him whilst he sorted himself out with a new job.  I have also, in another property, had a tenant who funded her rent payments partly from her part time job, and partly via some level of housing benefit.

What you are looking for is perhaps more difficult to find, but not impossible.  When you see a place you like visit it first, meet with the landlord if possible and then take it from there.  You have good references you say, so that is a good start.  Nothing to be lost by asking.
