hello people ,,rite iv gt a problem my landlord hasnt secured my bond properly and hes sayin il forfeit it if i move out early even tho hes had a months rent infront  what do i do as i have to move for finanacial reasons and we did verbally agree to do 6 months and if i liked i signed for another 6 month so when i moved in hed already put a yr i had no option but to take the property

It does sound like you should be able to negotiate what you both want.

He wants a bit of notice to find a tenant, but if he hasn't sorted your deposit he could be in trouble, you want to break the terms of your tenancy agreement.

Be nice, be professional, speak face to face, stay calm, and see if you cant negotiate a compromise.

Other wise you are stuck where you are for months, and can pursue him for your deposit etc.....

I think if I were him, I would listen, if you gave a bit of slack / found him someone to move in when you move out.

I'd have to agree with boboff.

You can work this situation to your advantage as you are both potentially breaching your obligations under the tenancy.

Maybe a diplomatically worded reminder that he hasn't registered your deposit and although you don't want to cause further issues, you are in a position to take the matter further if an agreement can't be reached.

To be fair, if you let him keep the deposit as the last months rent and you agree on it, you can go as without having served him proper notice (despite the 6 month fixed term) you really should give notice from your next rent payment date so you would be obliged to pay that money anyway. Your month paid upfront was for the first month you lived there, it doesn't make any difference as the what is due at the end, you would still have to pay a months rent upon giving your notice.

Doing the right thing on your part is most important here as karma can bite you right in the back side :)

haha, i am sure you weren't referring to me but if you were, I will prove you wrong  ;D

I am new to the site but have a lot to say! I have noticed across the forums that a lot of people post and never return to see the answer or respond and members aren't impressed by that.  I now fear the wrath of having a day off replying!
