Landlord sending text

Hi there,

My landlord just sent me a text saying a plumber will be over on Thursday to carry out the gas appliance certificates.

Can he just tell me when he is sending a plumber?

I wont be home as Work Monday to Friday 08:30 until 17:30 and get home 18:30.

Can i tell the landlord the plumber can attend after 18:30 week days or on the weekend when I'm home?

Your choice. Do you want to die from faulty gas appliances?

Explain to your Lanldlord you cant be in, and ask whether the Landlord will attend to accompany the Engineer?

gas certificates are still valid for another month. I am not keen on a stranger wondering around my place.

Your landlord is not a stranger.

They won't be wondering they will be executing a service for you benefit and safety, and you worry you might have to pick your pants up?

the landlord wont be there. He is meeting a plumber at the house today to give him a key to our house. i dont know the plumber neither doe the landlord. bit dodgy stranger in my house. surely the landlord should be there when a stranger is in my house?

Lots of tenants complain that the landlords do nothing for them yours is trying to keep you safe.you could  maybe have off work or get a friend etc to be there .plumber will be in gas safe so won't be ify.if you want him to call out of hours you could offer to pay towards double time .dont think the landlords given you much notice though.

Isn't This a conversion you need to be having with your landlord not a forum.

Seriously your landlord is giving you notice on an annual gas ticket (LEGAL REQUIREMENT). With a prior notice period to carrying out the work.

Communicate your preference with time and date...and as a grown ups you can both sort out a date that will suit all parties involved.

Why make life hard.

Negotiate a time that you can be there or let them enter without your attendance.  A good tenant/landlord rapport is important and being difficult on a simple task might see the landlord become difficult with you when you want/need something from him. A quick text back will probably have the matter resolved.
