Landlord wants 3 months rent and me out in 3 days

My partner and I have had nothing but issues with our landlord. She's harassed us, we're living with a broken boiler which trips electrics when it rains! She's refusing to do anything about this. We've had issues with this brick which a broadband provider drilled through, she said if we replace the brick she will consider letting us leave the tenancy early.

Anyway, bricks done and she's wanting 3 months rent in cash and wants us out by mid day Sunday 11th when we don't even get the keys to the new place until Friday. I've asked for more time but the only extension I got was till 2pm. I feel very frustrated, I want to leave but concerned I won't get all the belongings such as furniture etc out in time. Any advice?

You don't have to move out until the Friday.There is nothing she will be able to do to during those extra days. Did she state in writing that she would release you from the tenancy early,and waive the remaining rent? You would normally be liable to pay rent until a new tenant moves in,plus the fees incurred in reletting.Has she got someone waiting to move in on the 11th? Tenants cannot be expected to pay the owed rent in one sum. I am wondering if there is more to than than you say.Landlords don't usually try to get good responsible tenants out,leaving the place empty and not earning money.

As said, between the 11th and the 16th any Landlord would be completely ineffective in getting a Tenant to leave against their will. Just stay put. Any Landlord that demands a sum of money "in cash"... is probably dodgy on some level. If you've agreed to pay the sum (you don't seem to be railing against it here) then at least tell her you'll do it via Bank Transfer and then you have some level of traceability to the transaction. Then move on, and don't look back... you'll forget this in no time... brick too.

It’s a 6 month fixed term, weve paid 2 months rent plus we’ve just paid 3 months up front via bank transfer. We offered to pay towards marketing costs and remain liable until a new tenant is found. We was told it cannot be marketed until we leave and we’re so unhappy here we’re fine with paying the money but feel there’s no leaway in us moving. It was just for some advice but I think she’ll retract the offer if we aren’t out fully by then. It’s all in writing.

What is the 'offer' on the table here? It seems like you're leaving a property but paying all of the rent for the full term anyway? ...what is the appealing thing you think she'll retract? Is it a saving of 1 one month? I'm a little confused... maybe you need to elaborate, just so we're sure...

I am confused too (but then I am on a sugar high having started on my easter egg for breakfast) As I understand it, as Hippogriff says,you owe only one month now.Really,on the face of it you have nothing to lose by hanging on until you can go straight into the new place.I had to evict some tenants who were truly horrible once,and their move was delayed by several days.I was just so relieved that I let them stay on rent-free for that time.Landlords can't impose their own "fines" as punishment,regardless of who was in the wrong.Stand your ground.
