Have a friend who rents. Has very little, if any interaction with landlord in past 10 years. The place is a mess. He's now doing huge renovations in garden and kitchen. Ripped up floors. Ripped out doors. Took out 80% of the kitchen. I say renovations! But wow! The place is bad. His mental health and depression has him start things and then crash for weeks. He thinks it's OK. But surely he can't do this to a property that he doesn't own? He bought a new kitchen to fit (which has sat there for months) but I try to say that landlord can get property back at any time. He won't listen. Any thoughts? Many thanks.

If this is a normal tenancy, you are right. Worse, the landlord could demand that the property be put back to how it was. Your friend is almost certainly not allowed to make the kind of changes that they are planning and are probably not qualified to do them.

I am not sure that your friend will accept that, but what they're doing isn't a great idea.
