Exiting a fixed contract tenancy agreement

I am renting a two room apartment with my friend. I have since been offered a once-in a lifetime job across the other side of the country. I have discussed my wishes to the landlord to end my tenancy and he is agreeable, provided he doesn't lose out on any rent (obviously) and myself and the remaining tenant (my friend) find a replacement they (the landlord and remaining tenant) are happy with.

Because I am breaking the agreement I am obviously happy to continue paying rent until a replacement is found- however I was wondering if there is any protection for me, regarding how long the remaining tenant takes to approve any potential new housemates? Technically she could potentially drag out the process by months and months and I am aware that during this time I will continue to be responsible for my share of the rent. This will be really difficult once my job starts as it is a three hour commute and I will lose substantial money just in the travel costs. Is there anything in place when the end date of our tenancy agreement is in the palm of our flat mates' hands?

The landlord is motivated to make sure she is happy and stays on. I can't see any reason why he may be inclined to put a On my way! limit on how long it will take to source a new tenant, as I will be liable during the entire time too.

If someone could please help or point me in the right direction that's be amazing, thanks so much.
Also, there was no break clause in our 12 month contract.

You're liable for the whole fixed term then, sorry. That's the point of a fixed term, as I'm sure you know (realise you're just double-checking). Good that the Landlord has agreed to you leaving early, even with some conditions. Obviously the Landlord should not lose out financially due to you breaking the contract.
