what a bomb shell

My Family and i have been private renting a property in northern Ireland for exactly two years this month.Out of the blue we received an email from our land lord saying his brother wants to sell the property so he can buy a bigger home for his family. very confused as to what our rights are as we have a child with ASD and severe anxiety issues property viewings when my child is home is going to be a massive no go as he will not cope with having strangers around. As im sure its the norm with everyone facing eviction we are devastated as we do not want to leave our home but know it is going to happen soon, we cannot tell our children just yet as we do not want them to have this worry as well. can we be forced to move before we find a suitable property ? (we have been frantically searching but nothing suitable in our area) . we signed an agreement with a letting agency but that ran out after a year,we just continued to pay our rent through our bank. Thank you very much in advance for any help you may have.

First question... have you ascertained whether your current Landlord is considering (or would consider) selling to another Landlord, or not?

hello hippogriff

I haven't,i would say it will be just whoever offers asking price its quite a large property more suited to a family, sea side town. lots of student accommodation nearby but not on this street. its a hard one to call.

The point being, if your Landlord is able to sell to another Landlord there could be no reason for you to move. The new Landlord just steps into the shoes of the old Landlord.

If you are to be evicted, then just make sure everything is done by the book.

Focus your efforts on what is important to you.

thank you very much Hippogriff, yes we will wait and see what happens when viewings begin.

Have you not asked your Landlord what their intentions are? They could reassure you more or less immediately if they said they were looking to sell the bundle (as it were) the property... and you (as good honest paying-on-time long-term Tenants).

we have yes, we have 4 estate agents coming tomorrow morning to value the property then it will go on the market, sold to the highest offer he said.
