Estate agent charges

Hi my son is looking to rent, moving from the family home. On checking with charges etc with the estate agents we couldn't believe how much they charge. Is there anyway of avoiding the extra charges i.e. Paywork refermces etc? or possibly asking if a reduction with the bond.? He can afford the monthly rent but with the bond and the extra charges would take all he's savings. Thanks in advance for any advice

The charges are the charges and the property is linked to the specific Agent, that the Landlord has chosen, marketing the property. The only viable alternative is to go with another property and, therefore, another Agent. However, a word of caution... if I was presented with a Tenant who couldn't pull together the necessary funds to even begin the tenancy then I'd be nervous from the outset... because it implies there could be trouble ahead.

My tenants don't get charged agency fees as I market my properties myself, on Rightmove, through open rent.  The applicable fees should be on the rightmove adverts or look on gum tree, spare room etc as they are usually private landlords.

Despite stating in the advert the rent and the deposit required, I was asked on a viewing how much it would cost to take the property, 1 month plus 1 month deposit, his sister said "How can he afford that, he only gets X at Sainsburys and that'd be all his money" I just stood there in disbelief.  This was the same sister that said I needed to change the downright bulbs in the kitchen, I'd just changed 5 of them because they were blown and thought theyd gone again, I looked up and thankfully they were all working.  She then explained to me that they'd cost money to run and that they all need to be LED bulbs, I explained that it wouldn't be me paying the electricity bill.

Tsk. They should be LED bulbs so you don't have to change 5 of them again.  :-X

Correct Mr Griff, long term tenant in at the moment, I'm sure when he leaves they'll be some blown.  I'll charge him for those and buy LEDS with them.
