I've been renting my house for 5 years. At the back of the house are some outbuildings that my landlord uses for storage and space for my car. Over the last couple of months my landlord has been backwards and forwards to the outbuildings with builders and various other people and I've heard him mention extending the outbuildings and turning one into an apartment. My issue is that this space is basically my back yard / parking space. I don't want to lose that space. What rights do I have over this?

Thanks
Marie

I think that you have the right to object to this while you are still living there. However, the landlord can serve notice by s21 when the timing allows.Personally I would be discussing this with him,and finding out what his intentions are.He might be thinking of a long time in the future.I would not wish to remain if the place becomes a building site.

We need all the housing stock we can get as a country, even in the PRS.

Try not to be selfish. Don't deprive someone of a home.

The building of any apartment in this space could be months or years away, if at all, and could be long after you have departed.

First stop the Council, has there been a planning application?

If so why were you not made aware of it, no notices, nothing to neighbours and especially you.

Is the work being done under inspection by building control at the Council

This page says what is allowed

https://www.gov.uk/building-regulations-approval

Your tenancy agreement will state what is included in the lease, check there for car parking space.

If the noise is excessive you can contact environmental health officer and it could be a breach to your right to quiet enjoyment of the property.

You're renting the back yard, so you can refuse. If they intend to do this, they will serve notice and you will have to find another property
