hello i need some advice me and my partner have signed a  assured tenancy agreement for 6 months we are 4 months into it and want to end our agreement early we have been told we have to wait till another tenant takes over we still have to pay rent but we have needed repairs to be done for over a month now and these include plumbing type of repairs such as a leaking toilet where we are having to empty our own waste back into the toilet it is discusting i also have a young baby that has to be bathed in the same room so he is breathing the smell in and has been ill a couple of times.

i have been sending emails and keeping the agent informed but nothing is being done they have recently put the property back on the market after we told them we wanted to move out they said they informed the landlord.

now after waiting all this time for major repairs to be done surely we have a right to move out without having to pay rent and have our full deposit back.
also the landlord did keep coming round when we first moved in without informing us or the agent so has he breached the contract by just turning up and not doing the reapirs.

any advice would be appreciated.
