renting off mother, utility debts?

my mum is moving and im going to move into her house and rent it  off her to help pay the morgage.
she has alot of debt on the gas and electric and probably water too. i want to move in but i dont want to have to pay her debts any advice what to do or to change these over?

She'd need to get a consent to let on her existing mortgage or convert it to a buy to let mortgage in the first instance or you could live in it under her residential mortgage but it would be breaking the T+C's of her residential mortgage to let it out.  You might also find that the consent to let and certainly the BTL options might preclude members of the immediately family renting the property off her.

With regards to taking over the utilities you can get these 'wiped' as a new tenant but the utility companies will ultimately track your mum down to get her to pay or get a default judgement on her and take her to court and get issued with a CCJ.  They simply can't just evaporate.
