I am about to buy my first btl property , but cant decide which one to buy out of two properties, . first is a 3 bed terraced house for 65k in good condition which rents for 450 pcm,, the 2nd is a 2 bed terraced house in the same area for 45k which rents for 375 pcm,. on a yield basis its the 2 bed that is higher, but there are lots of 2 bed houses in that area up for rent so the competition is rife, where as the 3 bed market for renting isnt as competitive,. i dont want to buy the 2 bed for the best yield and find i cant rent it out as there is too much competition, i would be very grateful for your thoughts on the matter, thank you Paul

It depends if you can make your 2 bed property stand out from the others ie better finish, slightly cheaper rent etc to get a tenant in faster.
Have you spoken to the local agents and asked them why the 2 beds aren't renting out quickly? Perhaps there is just more market for a 3 bed.
Again, is the rental income on the 3 bed you mentioned the max you could achieve?
