Ok.

Tenant has informed me that she want to move out as she has found a new fella! Problem is she still has till October to run on her agreement! She and I found her late boyfriend in the house in October last year after he had passed away.

Now obviously I am very happy that she is moving on BUT how ruthless should I be? Should I just charge her a nominal fee untill the house is re-let, chagre 50% of the rent till house is let or can you think of something more creative?

Obviously she is moving on leaving me a gap in my expected income.

I would charge her until I've found someone else to take her place.

Been doing some research.

Apparently the bond becomes void (I get to keep it) and charges should continue to be made until the house is re-let. I can charge any and all re-letting expenses to the current tenant but i have to "activly seek new tenants".
