How much does a shed add to your property

As in the title people, i have heard that a good shed can add 10% onto your house price,
This is good news if i was to sell as i am having a log cabin built in the spring.

I personally don't think a shed will add 10%, since you can go to homebase and buy one for a few hundred pounds. A log cabin is a bit different, though. A good quality cabin could add value, but not a standard shed.

I think it also depends where the shed is. On this house, the shed is on the side of the house:

I think that added value because it doesn't take up any garden space and allows room for expansion to the property if the shed was knocked down. Plus, it can be used as a bike port, with both front and rare access.

I dont know about 10% ... but i think it does add abit of money .

Its like another room really in an odd way .

I always think that , the more you have to show ... ie , utility room .... workshop .... second garden .
The more people think they are getting for there money .

ooo so are you going to have an office in your log cabin ?? Whats it for ??

Badger

Pfag i thought you would have known this as it was the beeny who said about a shed adding money

I have got water and elec down to the bottom of my garden in readyness, its going to be a multi purpose building

Fionalouisa

Oh sounds nicee . You must have a HUGE garden then .

Badger

There was a 24 sq work shop where the cabin is going, garden is 160ft long ish

I think it depends what you mean by shed. If the shed is a habitable space, then that's one thing. But I assumed you were talking about something like this, which is another thing all together:

I doubt that will add value.

This, however, will...

It sounds like you're talking about the latter, which I think will definately add value, especially if you hook up electrics and water supply.

propertyfag

I'll do some research on it, Badgey. I'll probably put together an article!

Badger

Nice one fag, you know i like to get you thinking son, which is osmething i am having probs with today

vwilson

That shed in the first picture would aid security too as it blocks side access to the property. That would probably help value.

I dont think my sheds adding value ...its more likely to be devaluing my house !

::) I think I need to get rid of it before it falls down

I dont like sheds though really ....  :-[ woodlice . ergh .

But log cabins are REALLLLLLLLLY nice , definately add money .. but if you do it in the right way .

Alot of people go 'Ikea-ish' and get all nasty swedish pine furniture and against more wood it just looks cheap .

Badger

The ones i have seen are very nice, very minimal in funiture etc, i like that anyway. to be honest it will have a bedroom, my office, a wc and a chill zone in it, four rooms with very little funiture, mind you i say that now give it a month and it will have the lawn mower on my office desk etc

something like this. it is being bespoke made for me as it has to fit on the footprint left behind by the workshop, plus some other stuff that i aint going to bore you with

propertyfag

Those things aren't sheds! They're like mobile homes, but without the mobility!

You tricked us!

propertyfag

Price: £10995.00 plus VAT?

Lordy...

Bit too much for me.

Badger

Its wood its in ya garden bla bla, its a shed lol

Badger

But would a 12k shed add 10% to a 120k property

propertyfag

I imagine it would depend on the area and how the garden/property is situated.

If you put a huge cabin like that into a garden which is overlooked by other houses and gardens, I think it could damage the value.

vwilson

Its not the shed manufacturers who are peddling the 10% stat by any chance, is it?

:)

Badger

Lol.
I saw a 34k tree house, i wounder if that would add to the price !

propertyfag

Do you have a big enough tree in your house to support that kind of house?

What if the tree gets poisoned and dies?

:(

Badger

No not me, i have an apple and a plum tree thats it.  :-*  i guess the people who have a tree house like this are advised about this, but then if they spend 34+k on a tree freaking house then they dont care eh !

Aisha

now is this a shed that comes with A Badger inside, or without???

because theres a difference knaw mean???

Badger

Ok my little fanny ticklers,

Now that i have had some monsterous landscapping done and the area at the bottom of my garden is finaly concreted over, i can now start to look for this log cabin i was talking about last year.  Will keep you little darlings posted.
In relation to the landscape, the fance around the place has had a face lift also with new all the way around.  I feel my garden will always have some reno work happening to it.
