Buying a house with an extension, now I brought one 5 yrs ago that had a dodgy extension on the side and it was built before building regs and planning could get their fingers on it.  Although I went ahead a brought it anyway * the pros outed the cons, * I brought it without the extension having a single bit of paperwork, the solicitor never even mentioned it as the survey came back ok, even thought the extension was single timber lined and attached onto the house next door in the way of box guttering.  Now should my solicitor have looked harder at this and offered an insurance to cover any liability it may have caused in the future.
By the way the extension has been levelled and built proper like this time.
What's the story on added features on property and the way they are addressed by our beloved solicitors?

Lawyers don't have crystal balls and can only look into problems if they are told about them (by the survey report or the buyer).

If there was no mention of the extension being sub-standard or to check on PP/BR, then how would the lawyer know it existed.

Quite often (too often) buyers only have a mortgage valuation which (best case) provides 2 pages of tick boxes.  It is cases like this when a HBR would detail the property and ask the questions.
