Debate about Spanish property market

There still remains some confusion about the situation of the Spanish property market. Last Wednesday Nubricks, an overseas property blog, arranged a debate with three top Spanish property experts. These have discussed whether the Spanish property market will boom or bust in 2007.
The debate mentions the possibility that the oversupply of properties will have its effect on the Spanish property market. These effects will only be restricted to the regions where this oversupply occurred. Malaga is a region which loses popularity because of their oversupply.
According to the experts, the boom of the recent years is over and the Spanish property market is preparing itself for a soft landing. The rapid growth of recent years is slowing down which, eventually, results in more realistic prices.
The Spanish market at the moment is a buyers' market and not a melting market where properties will be given away under value. The properties in Spain include a much greater overall package and value than what is offered in the emerging markets. If looking for a holiday house or a permanent residence in Spain, now is a good time to look around.

I'm not too keen on spanish property, to be honest. all the brit's have bought up the property and i think that's caused a strain in the market, same as in France. All the touristic places in europe are going to get hit hard by the brit's buying all these 2nd family homes.

I think people realise that, so are consequently starting to go a little further like dubai.

Spain has had its day unless you are looking for huge development, i know someone who is buying a 1mil plus plot at the moment in spain , lucky bastardo.

Very true!

Really? I just make a trip to Spain and decide to move to there. And I want to sell my actual home and buy a new one there. But I don't know the real estate marketing very well there. I only know some area in some related sites of Spain, costa del sol property and buying property in spain . I want to know more about the property information in Spain. And I don't think living in the tourist places is a advisable choice, such as Barcelona and Tenerife.

Susannaxiban , where will you be moving from? Before you sell your current home and look to buy in Spain, make sure you research the market and get appropriate details since this is a big step. You don't want to regret your decision :)

Good Luck :)

I have been to Spain several times and I also find the real estate in Spain is suitable for investment or living. I can recommend you two related sites, investment property spain and mallorca property for sale . Hoping these could give you some help. Good luck!

I've seen some reports of people having problems in Spain specifically with off-plan developments - like development stopping half way through because the local authorities decide that region is overdeveloped and don't want any more houses there.

Also have seen some horror stories about your land being compulsory purchased too .. one guy I saw on TV had the land adjacent to the side of his (previously surrounded by countryside) house compulsory purchased to build a road for a new estate, about 200 yards from his home.

That said, there are horror stories everywhere.

There have been a few land grab problems in Spain but the main problem has been people buying off plan thinking they will make a bundle and then having no idea how to sell their property on. Just look at Spanish property forums to see shedloads of apartments/villas for sale. If you are thinking of moving to Spain you can rent a real nice pad for far less than buying adn then seek out the best areas.

Holla if ya hear me!

I thought there was general over supply! End of story???

Anyone looking to buy in Spain as a second home/getaway retreat then what a fantastic opportunity, must be the worst time to buy as an investment - the @rse has gone out of the market - heres a true story, I was at the property investor show in London, and an exhibitor was showing a large off-plan development, I pretended to be an introducer who could bring a lot of sales in for him and asked what commision I could expect, wait for it......... he was offering me 20% - so homes must be massively overpriced and poor buyer is being shafted,  best to look for a re-sale in the 'distressed'  market methinks

Spain is a perfect destination of travel. I've spent several memorable summer vacations there. Loving the beautiful buildings both along coast and in remote villages, recently I have the idea of investing Spanish property. My friends recommend me some good sites: lake tahoe hotel and gran canaria property, I hope these sites can also help for the preparation of travel and acquisition of properties for you as well.

Badger

Hi MJMJ
Welcome to the site, thx for links, i do hope you tell us and introduce yourself on here, would love to know what and where you are thinking of buying and how you are going to do it,  How much you are going to spend and what contacts you have in Spain etc,  Where in the UK are you based and have you got anyother property over her, if so please tell us your story in relation to this.

All the best

The Costa Blanca, on the east coast of Spain, is one of the most beautiful regions of the entire Iberian Peninsula. It enjoys more than 315 sunshine days a year and an average temperature of 18-19C so it is fit to live there. costa blanca property and costa brava property to choose a property real estate in Spain for you.

Badger

Problem  Blanca and Brava, We sold up years ago, My family retreat, I think you should be saying, Blanca and Brava used to be beautiful, but the graffiti on lots of walls and used condoms on the beach along with many other nasty little gems including high crime rate and huge influx of Russians, has made the place a bit of a sh1t hole to be honest, this is my own experience of living in Spain, My family brought over there 15 yrs ago when the Bs was cool and hip.  It went down hill very fast as I don't think the economy could cope.
This is my own opinion and I am sure others will disagree, but I am fed up of people offering paradise when I know different.

Hi there, I also want to move to Spain and I can recommend you some property related sites in Spain, alicante property , seville property and property in malaga . They help me a lot in buying house in Spain. I hope these could give you some help also. And I think living in the tourist places isn't the advisable choice and this is only my personal opinion.
Good luck for you!

As far as I know current estimates of housing prices do not reflect true market values. Banks and building societies who have or have financed unsold new homes will have to accept price cuts of about 27% .

morsejoc

Spain remains one of the most popular with British buyers of property abroad. The fact that prices declined and traders is now unlikely to do anything to change that fact. Finally I can recommend some good sites I stumbled upon the estate, Lake Tahoe Hotel and royal palms.

Just look at the forums and see the property shedloads Spanish apartments / villas for sale. If you plan to move to Spain, you can rent a real nice pad for a lot less than buying and then find the best areas.
