I like property

My property is for sale and with the ground floor annex (potential!) I thought it may be of interest to a Landlord wishing to increase their port folio.

3/4 bed detached property
2 bathrooms
3 reception roomsb
breakfast room (conservatory) off kitchen to rear
easy to maintain front and rear gardens
parking for up to 6 cars on gravel drive
opposite a greenfield coservation area (to front)
close to shops (to rear, 7 minute walk)
7 min walk to railway station with access to London in 45 mins

That would equate to a very low gross yield.

If purchased for, say, £600,000... would you be willing to pay, say, £33,000 in rent up front (that being £2,750 per month) to at least get over 5%? What wiggle-room really exists? A nice 6% would be better, of course... we know that. But that would be £550,000 at £2,750. It's possible you are aiming too high with this... but good luck.
