My tenant moved in about a monthy ago, so far so good.

But she's pretty big, so if anything did go wrong, and I acted upon it, she could most likely beat me up lol

Fingers crossed, everything will run smoothly. Anyone have any horror stories, so I can prepare myself?

nope, doing it privately. But i've taken out an insurance policy which gaurentees rent payment, so my back is covered.

Umm i'll not tell you about the tennant we hamove out who left behind their snake  - or the one who knew we were coming for a viewing when we were selling the flat one time and left his entire porn collection strewed across his bed - with him still in the bed when we turned up - despite giving notice!!!
Yup tennants can be a ball ache sometimes!
