How much does the reputation of an area influence a BTL property

Hi Folks
My cousin is thinking of buying a new build property to let out.  He tells me it is quite cheap.  However, this is largely due to the fact that the area had a bad reputation about 20-25 years ago.  The usual stuff - burglaries, drugs, prostitution etc.  However, it seems the area has cleaned up its act.  The old properties have mostly been demolished and replaced by these new builds.
Would you recommend that my cousin buys a cheap priced property in that area, or not to bother because of the previous bad reputation?

I would advise looking at the market and the current demand for the area, the past will have an effect however you will need to make sure that you can let the property in the current market and therefore you will need to confirm the level of demand.

I would suggest that you contact a local letting agent to ensure that you know that there will be demand for htis property. Following this I would ensure that for the first let that you use a good comapny to represent you someone like relocationsupport will be able to give you good advise and provide even a basic letting service for good value.

Always suggest someone like this as they will not stop looking after your interests even if you go for the most basic package.
