Do I revamp the place or not

I have a studio flat I LET out and my agent achieves a fairly high rent but people only stay 6-12 months and move on.

My wife seems to think because it's boring and maybe looking tired in certain areas no stays but I'm not sure. It has laminated flooring in the living area which I haven't changed in a very long time but the kitchen and shower room I did around 2019 and both those rooms I changed what was broken and repainted the whole place but just in Matt white.

I don't mind spending a little to refresh the place but not thousands to then have it all wrecked. Is it worth getting the opinion of the agent first? How does everyone else determine if things need updating or not.

If you're getting a decent rent and not struggling to let it out, that suggests the decor isn't particularly a problem. It may just be that studio flats naturally attract shorter-term tenants.

Yep, never get a void period and it's always in demand.

It's very small but in a great location. I think it's just a bit expensive for one person and then when a couple stays they realise it's way too small

I have had 3 studios for around 25 years. For some years the turnover was quite frequent, with voids too. Now I have one person still there after 12 years, another 4 years and a couple moved in last year who say they want to stay until they can afford a house in a few years. The age range is older than when I first bought them. I would do a refresh, but not a major revamp.
