Washing machine delivery and Install

Tenant says between the three of them, two can be home most of the day except for one hour. Who's responsibility is it to be home to let the washing machine guys in to unpack, install new machine and take old one away?

Whoever bought and paid for it - as it's that person who will have to pay for a re-delivery if needed.

Of course, that also means your tenants will be without a washing machine until then.

ps unless you let fully-furnished WHY would you supply a washing machine anyway?

Agree with above. It is great if tenants will deal with such visits, but if not you must be available. One would usually expect to have a time slot. If not, sod's law would mean it arrives in that one hour!

The supplier delivery timeline is 7 days a week, between 7AM – 7PM

I'm paying for a new Washing (with Dryer function as requested by tenants), delivery, removal of packaging, installation of new appliance as well as deinstallation and removal of the old washing machine.

The tenants just need to be home on the day to let them in. Between the three of them co-ordinating and sharing the times, you'd think it wasn't that difficult. Or choose a weekend day if they work Monday – Friday

They have asked if the property co-ordinator if he is available for that hour that no one is home. If he's available, it will cost £50 for the hour, and think that should be paid by the tenants.  What are your thoughts on this?

When it is mandatory like annual gas checks for example, I pay for the property co-ordinator to let the gas engineer in when none of the tenants are available

No specific time slot, the supplier delivery timeline is between 7AM – 7PM on the day

Yes, sod's law would probably apply!

I've done this enough times to know that you can pay most reputable suppliers for a much more specific timeslot.

By most I mean John Lewis, AO, Currys and the like... that's if you aren't scrimping. It should be on you regardless, though, only problems arise when third parties are depended upon... good things don't arise. You're saying that you're paying for the whole service as if, somehow, you shouldn't be - you should be (including the being present - and, no, you can't charge them for some third party's time - what a cheek!). If any kind of problem arises then I'd say it's going to be one that of your own making.

Alternatively it could go swimmingly.

Have I experienced problems? Sure have... the most interesting one was where an under-counter integrated freezer of standard size would not fit into what I assumed was a standard size hole. New build from 2010. Who knew I'd end up cutting out parts of that kitchen to get it in - Currys made three visits and I actually received some compensation for my own ineptitude because it was compounded (one might say "snowballed") by their ineptitude. How we all laughed. The old maxim of measure-twice-cut-once was appropriate from many angles. I was present for each visit, different guys each time.

To add - if your tenants accept delivery then will they have the same detailed inspection process your might normally undertake.

For me, I wouldn't accept a dent to the side of an appliance even if its hidden out of sight once installed - will your Tenants care so much, I doubt it.

Of course, they will take a photo or two for their own defence later on should you later try and charge for damage etc but all they care about right now is a working washer/dryer - WHICH THEY ARE PAYING FOR IN THEIR RENT.
