Hi,

Hoping someone can help here, i have a small house and a tenant who was on a shorthold tenancy agreement but that finished long ago so now just on a month to month basis.

She moved in April 2018 i would like to issue her a section 21 now as there has been some damage to the property and she has not be keeping it in a great condition.

I understand its a 3 month period now due to covid 19 so if i issued today (16th July 2020) for example the 3 month date would be 15th October 2020?

I have read i cannot issue this if i did not give her a copy of the EPC certificate when she first moved in (30th April 2018), to be honest i cannot remember if i did or did not as have no record, could this be an issue? and if so should i issue it now or with the section 21?

On the section 21 do issue 2 copies for example then she gets to keep 1 and i get 1 as well?
