I completed a walkout report on friday which was fine, just a few stains on the carpet. I signed the form with the agency agreeing to minor issues. The agency now have the house to sell for us and the tenant has moved out. On saturday the tennats son gained access to the property and seems to have been smoking, putting cigarets out all over carpet etc through the house. Agency have said we are out of contract with them regarding legal action.

Does anyone know where we stand with this please? thanks

I would suggest the police should be your first port of call,this is criminal activity surely?
