Period of validity of Section 21 notice

I served a section 21 on my tenants a little over two months ago (the reason was failure to pay the rent, though I know it is not necessary to give a reason under a section 21). The two months expired a week ago and some rent has come in. He says he now has regular work. I would like to be sympathetic and let things run for a month (i.e. until a month after the expiry of the section 21) to see how things go.

My question is: if in a month's time things are as bad as they were before, can I use the section 21 I issued earlier to apply for accelerated possession? Or to put it another way: during what period of time must an accelerated possession order be applied for after expiry of a section 21?    I've found conflicting information on this. Can anyone help?

Hi, was going to ask the same question myself. I served a Section 21 (1)b on the last day of the six month AST so now have a six weeks wait. Have told tenant that if she gets her act together and starts paying rent on time I will suspend taking court action but have been warned not to put anything i writing. Aparantly as it is an unconditional section 21 she could challenge it and get any application for an eviction order rejected.
