A survey of 1,000 landlords found that the most desirable tenant is a female medical professional, aged between 36 and 45, living in London and earning between £20,000 and £30,000 a year.

Halifax Landlord Insurance found that more than 75% of landlords would prefer a female tenant as they viewed them to be more reliable and less likely to cause damage to their property. Nearly 25% of landlords said they would prefer tenants from London and almost a third favoured tenants with an income of between £20,000 and £30,000 instead of tenants with an income of more than £70,000.

25% of landlords chose a medical professional as their desired tenants' profession. A heavy goods vehicle driver, closely followed by a taxi driver, traffic warden and shop worker were the least desired professions of a tenant. Most landlords also preferred not to rent to tenants under the age of 25.

More than two thirds of landlords have had a bad experience with a previous tenant with 71% of these being left out of pocket. 38% of landlords have had to involve the police or seek legal advice at some point and 11% had received threats to themselves or their families.

Landlords are obviously concerned about their property which is why it's important to carry out a full reference check on any potential tenants to reduce the risk of damage to a property or a tenant not paying their rent.

Landlords should also ensure they have the right type of buildings and contents insurance in place to protect their buy-to-let property as normal home owner insurance cover is not adequate.

Share good and it is always wise to give your basic information before you move, keep a clear road map of your former owner, so your current landlord can ask your former owners on the background.
