A lot of landlords I speak to are not aware of small electrical issues until they turn into urgent or expensive problems.

I put together a short Landlord Electrical Safety Guide covering EICRs, smoke and CO alarms, and the most common compliance issues I see.

Good guide, thanks for sharing. The EICR is the biggest trap for landlords in my experience. Because it's every 5 years people just forget about it entirely. CP12 is annual so it stays front of mind, but the EICR expiry date creeps up and by the time you remember you're already past it.

Had one property where the EICR was fine but 3 years later the tenant had been running a dodgy extension lead setup through an adapter that had started to melt the socket slightly. Passed the next EICR but the electrician flagged it as a C3. Point being - even with a valid cert it's worth a visual check between inspections if you can get access during routine visits.

The smoke and CO alarm bit is worth highlighting too. Since the 2022 regs extended CO alarms to any room with a fixed combustion appliance - not just gas. So if you've got a wood burner or oil heater in a rental property you need a CO alarm there as well. Easy one to miss.
