Hey guys on my annual property inspection, the tenant  notified me that a few days before they had knocked the radiator totally off the wall while apparently moving the couch, this had also loosened the water pipe into the rad and there had been a leak, the severity of I can not tell as it had began to dry out.

Later that day with out my knowledge my mother whos name is also on the mortgage of the property asked our plumber to begin work there, which he did, and will be back to finish at the end of this week.

my mum has also text the tenant to inform her, that is her responsibility to pay for the repair as they admitted hitting the rad with the couch.

My question is, in this situation who is Liable to pay the cost of the repair??

any help much appreciated

thank you

Given the fact that we dont know the quality of the installation of the radiator, it down to you and the tenant to decide what is reasonable.

I have never seen a properly fitted radiator knocked of a wall, thats not to say it cant happen.

It depends on so many other factors.

Just be reasonable, and hope they are too.
