Tenants want different rent date and move in date

Hi All

First post (hopefully not last....) so please forgive any schoolboy errors.

Have found tenants for my rental property.  They want to move in on (or around) 23rd of the month but want the monthly rental date to be the 1st of the month.  They are happy to make a pro rata rent payment for the first week (ie from move in date until the 1st).  I have no problems with this, but would value advice as to how to incorporate this into an AST agreement.  (E.g. Does the AST start on 1st?;is the AST for 12 months and 1 week?; does the AST run from 23rd with a rental date of 1st?)

The tenancy starts when they pay what you are due and they receive keys... not necessarily the same as when they move in, but very likely. You just put some text in the AST saying there will be an initial pro-rated payment plus a full month of rent, instead of just a full month of rent. In my AST I have all this laid out in a table at the front... tenancy start date, fixed term duration, rent payment date... all that.

Are you doing an AST with a fixed term of 12 months by request? General advice is to go for a fixed term of 6 months, but I know some Tenants always ask for 12.

Thanks for the reply.  I assumed the term of the AST had to be for an exact number of months, but I guess there's no reason I can't make it for 23/8/14 to 1/9/15 (and take a larger 1st month payment)

The tenants asked for a 12 month term - in this case that suits me, so happy with the stability
