Tenant over 2 months in arrears and making excuses

Good morning,

I am new to the forum and as someone has already mentioned this forum is only found when we need help.

We have a tenant who moved in in October last year and asked if he could pay weekly as it would be better for him, to which we agreed.

Long story short, he is over 2 months in arrears and keeps giving reasons why he could not pay. We have been patient, but he has ignored our letters so would like to ask if anyone can recommend a good company who can carry out the eviction process for us in Ipswich Suffolk.

Assuming this was a 6 month AST,you can serve S21 on him now.This gives him 2 months to get out,if he cooperates.You are some way off needing an eviction specialist,and unless you have insurance,their fees will add considerably to what you are owed.You need to be sure you gave all the correct documents,and that the deposit was protected within 30 days when he moved in.I would certainly not be prepared to agree to weekly payments when you relet.Good luck.

Have you provided a rent book containing details of the name and address of the landlord, the rent payable and state the type of tenancy granted? If not, you have been committing a criminal offence.
