Tenant not paying rent.

Hi all
I have over the last three years started to get a portfolio of flats to rent out ,I now have a tenant that now keeps falling short with her rent(DSS) and now the last two months she has failed to pay anything,I have given her many many many chances and various payment plans but she still takes the piss,how do I go about asking her to leave?

What sort of contract is she on? Is it still an AST,or has it gone onto to a periodic (monthly rollover) tenancy? If the former,you can serve S21 notice to quit,no reasons required,two months before the contract ends.If periodic,you can serve 21 at any time.Have you protected the deposit?
Could you not have got the rent paid directly to you?

Christmas comes as a big surprise each year for some Tenants. Why pay the rent when there are other - more important - surprise things to pay for? I once had a Tenant ask which were the "free weeks" over Christmas-time... "free weeks?" I enquired - turns out the Councils (some or all, I don't know) give a free week or two... I say "Council" but it's obviously us lot who are paying for it all. I am glad the Council is so prodigal with my money.
