I want to serve a section 21 to my tenants as I need the property back. The EPC is now out of date but wasn't when I served it. Do I need to renew it to make the section 21 valid?

Yes, that's what the The Assured Shorthold Tenancy Notices and Prescribed Requirements (England) Regulations 2015 say.

Don't listen to whatever stoppers they throw at you, don't quote the legislation above to them. Just do what you need to do and let them believe what they believe.

Thanks all. With my original query when I said served,  I meant when they first took the tenancy the EPC was valid but since ran out last year. So I'm hoping to issue the 21 tomorrow. I
