Tenant refused to sign new contract until after rent due date

Hi all,

Just a quick question as I'm a little miffed about my tenant's actions.

Their 12 month tenancy agreement ended a few days ago. A couple of months back I wanted to increase the rent (to a level still lower than market average for the area) and the tenant disagreed (fair enough) so I served a 149 notice (via the agents). They then decided to accept the rental increase and a 12 month contract with 6 month breakout clause. They constancy dragged their feet signing the contract, and the day after the rent was due they told the agents they would not sign it and wanted to leave with two months notice. So it transpires that they just wanted an extra couple of months in the property and at the old rent value.

Is there anything I can do re. the rental increase? It's a bit frustrating - increased interest rates has made things tight!

If they haven't signed anything and haven't paid the new rental amount, then I believe it's considered as "not accepted" and I doubt there is much that can be done.

If they'd signed something it'd be different. If they - even once - paid the new rent it'd be different.

In any case, I would just let it - and them - go. If your property is under market rate, even after a rent increase, they will find it quite challenging, won't they?
