Tenant Disappeared

Hi All,

We have had a good reliable tenant for the last three years, she always paid her rent on time and kept the place tidy. We have always had good communications and relationship with her. For the first time this month her rent did not get paid and despite numerous attempts we have been unable to contact her. She lives on her own and because she had had a couple of health issues recently we thought it best to go to the flat and check everything was ok. When we let ourselves in we discovered that all her belongings are gone. Her next door neighbour told us that she has gone on holiday for 2 weeks but another neighbour has informed us that she had a huge row with her boyfriend and said that she was going to Dubai to start a new life. The odd thing is that flat is clean and tidy, we would not have had a problem with her leaving and she paid a deposit that will cover at least a months rent.


Any suggestions where we go with this if we cannot get into contact with her?

Has her tenancy expired?  If so, end the tenancy by letter to the flat.  In your letter, tell her you'll reconsider if she gets back in touch.

She is on a rolling tenancy as her original contract expired a while back. I presume we have to give her 2 months notice but if we can't actually serve it to her personally is that legally binding? Also wondering where this leaves us with her deposit?

It's lawful if you post it to the flat she's renting from you, yes.  Take the arrears of rent out of her deposit.
