Tenant did not pay rent. Can I put someone else in.

Hi
My tenant has not paid rent for 2 months. This means she has lived up her one month deposit and is now a month in arears. By not paying her rent the lease agreement has been broken and is no longer valid. I know that I can only remove her with an eviction order. The question is, can I put someone else in my property who is willing to live with her and pay half the rent ? In this way it won't be a total loss for me while getting a court order.

What else can I do to make her life so difficult and uncomfortale that she would leave on her own ?

You can't just insert another party into a property where a Tenant has a valid tenancy, no.

As a responsible Landlord, you should follow the rules for evicting your Tenant, probably on the basis of not paying rent, via a Section 8 - Ground 8. You should really not be coming up with inventive ways and means to "make her life so difficult" unless you actually fancy the chance of getting a criminal record? Two wrongs and all that...

Post dog shit through her letter box.
Follow her on the street demanding she pays her "f in Rent" ( even though, obviously, there is no F in Rent)
Keep ordering pizzas in her name and getting them delivered to her, make sure the all have Pineapple on, making them effectively inedible.
Call up RSPCA and tell them she is keeping a Sloth in her Bathroom without a licence.
Email her with a Nigerian Money laundering scam
Put small stones in her shoes.
Keep telling all Witnesses she is really interested in letting God into her life.
Spray paint the front of her house "Pedo's Out"
Phone at 3 am every night and breath heavily and tell her you're playing with your todger, and thinking of what you could have spent her rent on at a lap dancing establishment...
Phone her Mum and pretend you are from the STI clinic with a positive result

If all of that fails, go old school, and write a letter to her indicting your grounds for eviction, and let time and the law take it's course.
