Tenant damaged the property and took items - what do I charge him?

Hi all,

What amount do you put for damages at the inventory check out?  Is there a list somewhere that I can refer to please?

I not sure I if there is a list, but if you have receipts for items, I would compile an invoice and attach them. If you no longer have receipts, maybe find the items on a retailers website and attach a copy with the price. Take photos of the damaged items and make sure they are included on the check out inventory. If you propose to deduct the total from the deposit, let the tenant know in writing. If they don't agree, you will have to approach whichever deposit protection scheme you use and they will advise both parties further. Hopefully the tenants will agree in the first instance.  I'm assuming wear and tear will have to be taken into consideration also, which would depend on how long your tenants lived at the property.

There is no list.

you can assess everything. It's always best to agree it if you can. I agree reasonable amounts because something is better than nothing. I've not had an issue, yet.
