Just moved in Tenants from hell

Hi All,
Please can I get some urgent advice from members here.

I rented out my one bedroom flat with garden to a new tenant last month. Since moving in the tenants have been harrassing me with text messages and email on several demands. First he said there is mouse in the property so I got pest control to the property and they found nothing just installed mouse traps and left. I went on holiday and received a email from him with long- list of demands saying that the electric is faulty , the house has damp and generally the flat is unfit to live in. He has contacted Citizen advice bureau and now contacting council to say that the flat is an environmental health hazard.

I just returned and now he is threatening legal action. I am happy to go towards legal action as I have landlord legal cover and also have deposited to tenancy deposit. I have done proper inventory and have CORGI certificate for the flat. I have checked everything and done everything possible before letting. Previous three tenants have never complained and have been very happy in the flat.

Please can some advice what should I do? I will be talking to my legal advisor asap and sending them notice of eviction as they have not paid rent for this month. I am still a new landlord and don't understand these tenants from hell. Please help!

I am so sorry this is happening to you as the exact same thing has happened to me. Even down to the environmental issues (she has allergies) and not paying the rent.   But the rental company I am using says that we cannot evict her for six months.  Can you really evict after a month?

If your tenant is more than two months in arrears on her rent, you can commence eviction proceedings under Section 8. There procedure your agents are talking about is Section 21, which is a "no-fault" eviction process.

First thing to do is to ask the tenant, as he's so unhappy with the property does he want to surrender the tenancy and leave?  You're best rid of these types.

I have offered surrender and leave but no go. I will see if I can go for Section 8. That is a possibility. I feel so down about it.
